Director of Construction – Family Office

Our client is a several decades old family office in Manhattan focused on commercial, residential and retail assets.  With a steady but relatively quiet volume of acquisitions, albeit of some massive buildings, our clients focus primarily on the acquisition of commercial office, residential and retail buildings in Manhattan.  We are seeking someone to oversee all renovation projects from apartment turnovers to retail fit outs.  Some ground up exposure may come in handy as well.  Salary depends on experience but we are likely looking at someone in the 175-225k range.  This is a reputable group seeking someone who is mid career and capable of running a division like this with minimal internal resources, leaning on both existing external relationships with contractors as well as new relationships that you may bring in.  This is a collaborative environment mixing both old school tradition with new school vision.  

Requirements:

– Minimum 8 years of experience in a position as owners rep, construction project management, construction / development.
– Minimum 4 year degree in construction management, engineering, architecture, real estate development or finance.
– Minimum 5 years of project management experience on small scale renovations ranging from 50k to $3 million.  
– Some exposure to Ground Up Residential construction would be helpful.
– Knowledge of local contractors (sub and general).
– Strong knowledge of project pricing, material costs, labor costs, conceptual budgeting capabilities, buy out capabilities, direct subcontractor negotiation, GC vetting.
– Ability to do feasibility studies / hard construction cost assessments on new potential acquisitions.
